HUD Owned Homes

A HUD home is a 1 to 4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim from the original mortgage lender. The original mortgage lender is the party that foreclosed on the property; HUD never forecloses on proeprties because HUD does not provide mortgage funds directly to home buyers.

Why buy a HUD Owned Home and not a Short Sale Home? Short Sales are not much of a bargain. HUD properties are much easier than Short Sales.  There are no private owners to deal with, and there is only your real estate professional (us) to handle the transaction, so there is no potential conflict of interest as there might be with dual agencies.  We deal directly with the HUD and their management service. There is no waiting while the bank takes their time to decide if they want to accept the offer or not. The only time that there is a 10 day time period to accumulate offers is when the property first comes on the market and owner occupants are given priority. If no accepted offers are received within that time period, then HUD opens the bidding to everyone and makes their decision every 24 hours. No waiting for weeks for a decision!

HUD properties are prepped and ready to go.  HUD does all the paperwork that buyers would do themselves in a typical Short Sale.
